When Clara Marsh receives word that her grandmother has died at the old Mercy Hill Sanatorium, she inherits the building and the land around it—a decaying hospital that once treated tuberculosis patients and, later, the mentally ill. The sanatorium has been closed for decades, but the villagers of Blackwater claim it never truly emptied.

Clara goes to the sanatorium expecting an abandoned building and an easy sale. Instead, she finds the lights still burning on the third floor, a patient ledger filled with names that don't appear in any cemetery, and a woman in a grey nightgown who walks the halls at dusk.

The rules are simple: don't go into the east wing after dark, don't answer the phone in the nurses' station, and never, ever look at your reflection in the mirrors that line the long corridor.

But Clara's grandmother left her a letter, and the letter says something else: *The sanatorium keeps what it takes. It has been keeping our family for a hundred years. And now it wants you to come home.*
